As Ty Chea, Head of International Agency Expansion at ULS Cambodia, said in his opening remarks:

Last year, our focus was on Sustainable Tourism. This year, we gather under a new theme: Growth Through Collaboration. But while the themes may evolve, our mission remains constant — One Vision, One Siem Reap. I believe everyone in this room and across our wider community holds both the potential and the responsibility to contribute. To help grow Siem Reap, each in their own way.”

James Whitehead, IPS Cambodia

Siem Reap Real Estate Market Outlook 2025

James outlined the accelerating momentum in Siem Reap’s property sector, with landed homes and villas driving strong investor interest. Villas are delivering 5–9% rental yields and up to 30% capital gains in top-performing areas.

He emphasized that while Phnom Penh is saturated and Sihanoukville is rebounding, Siem Reap is showing consistent growth due to lifestyle appeal and infrastructure upgrades. Mixed-use projects, green zones, and areas near Angkor Golf Course are hotspots.

Siem Reap is entering a new chapter. Investors today aren’t just chasing returns. They’re looking for lifestyle and long-term value.”

Marketing Cambodia as a Global GEM

At the forum, Cambodia Tourism Board CEO Kim Minea introduced the GEM approach to fostering tourism growth, positioning Cambodia as more than just a destination, but a precious resource of untapped experiences.

The strategy is built on three key pillars:

  • Global Promotion: Showcasing Cambodia on the international stage through powerful storytelling, integrated media campaigns, and stronger country branding to attract both tourists and investors.
  • Evidence-Based Strategy: Driving decisions through SMART goals and measurable targets including 5% growth in high-season and 10% in green-season air passenger arrivals, guided by annual traffic analytics and market segmentation.
  • Market Partnerships: Uniting stakeholders from public and private sectors to build collaborative tourism frameworks, establish joint targets, and share resources and innovations.

Minea stressed that Cambodia’s tourism narrative must evolve beyond temples and tradition to highlight new experiences, sustainable tourism zones, and regional accessibility.

Cambodia truly is a G.E.M. and through Global Promotion, Evidence-Based Strategy, and Market Partnerships, we’re unlocking its full potential and redefining how the world sees us.”

Nikolas Hatz, GIZ Cambodia

Digital Transformation in Business and Tourism

Nikolas highlighted how tourism is now digital-first. A business that isn’t online. Whether on Google Maps, Facebook, or even TikTok, is at risk of being invisible to today’s travelers.

He explained how digitizing backend operations and customer journeys can not only improve efficiency but also help providers make more sustainable choices. From digital check-ins to CRM systems and guest directories via QR code, these tools boost productivity and resource efficiency.

If your business isn’t online, you’re being left behind. Tourists are digital and your services need to meet them there.”

Catherine Germier-Hamel, Millennium Destinations

Sustainability in Tourism

Catherine argued that sustainability is not a bonus, it must become the baseline. True sustainable tourism addresses economic, social, and environmental responsibilities across all stakeholders.

She shared principles like shared prosperity, cultural preservation, inclusiveness, and global understanding, while reminding the audience that sustainability is not just an ethical issue — it’s a business imperative for long-term success.

Sustainability is not a trend. It’s a responsibility. Businesses that embrace it now are building resilience for the future.”

Special Presentation: Lionel Maitrepierre, Pestlab Exterminator Cambodia

Nature as a New Tourism Pillar

French-Cambodian entrepreneur Lionel Maitrepierre shared an inspiring perspective on how Siem Reap can become not only a cultural and historical destination, but a nature destination as well.

He spoke about the importance of shifting to nontoxic pest control solutions, especially in tropical environments like Cambodia’s, where preserving biodiversity is critical to the tourism ecosystem. He also highlighted the rise of resistant mosquitoes and the need for smarter, greener pest strategies.

One of the most exciting projects shared was the Siem Reap Giant Silk Moth Project, a collaboration with the Banteay Srei Butterfly Centre. This initiative aims to reintroduce native species like the silk moth into eco-conscious resorts and gardens across the city.

We’re not just protecting nature, we’re inviting it back into our everyday spaces, making Siem Reap even more magical for visitors and residents alike.”
